Direct booking websites for vacation rentals and villas: the options, prices and fit (2026)

What a direct booking website for vacation rentals and villas needs, the three ways to get one, public prices checked October 2026, and when custom fits.

A direct booking website is a site on your own domain where guests search live availability, see the real price and pay you, with no OTA in between. There are three ways to get one: your PMS's own website builder, a subscription template platform, or a custom build. Portfolio size, and how much demand you already own, decide which fits.


What a direct booking website has to do

A brochure site with an enquiry form is not a direct booking website. The difference is three connections, and each is where these projects go wrong.

Availability sync. The calendar on the site has to be the calendar your OTA listings run on. If it is a copy that updates overnight, you will sell a night twice. In practice the site reads availability from your property management system (PMS), which also acts as the channel manager: the system that pushes rates and availability to Airbnb, Booking.com and Vrbo and pulls their reservations back. The PMS is the single source of truth. The site is one more channel on it.

Live pricing. The price a guest sees on the property page has to be the price at checkout, including cleaning fees, taxes and length-of-stay rules. That means asking the PMS for a quote on the guest's exact dates, not multiplying a nightly rate.

Payment. The site takes a card, or a bank transfer, or a deposit now and the balance later, and the result lands on the reservation in the PMS. Who processes the payment, what it costs and whether the guest ever leaves your domain all vary by option.

A fourth requirement is not technical. The guest has usually seen the property on an OTA first. The site has to be at least as trustworthy as the listing they just left, or they go back and book there.


The three ways to get one

1. Your PMS's own builder. Most property management systems ship one. It uses the PMS's templates and booking engine, the calendar is already connected, and the vendor hosts and maintains it. It is the fastest and cheapest route and the least distinctive.

2. A subscription template platform. A separate product that connects to your PMS and gives you better templates, more pages and more marketing tooling for a monthly fee. CraftedStays and Boostly are the two that Hostaway operators meet first. Still a template, still someone else's platform, still little to maintain.

3. A custom build. A site designed for one operator and built against the PMS's API, usually with a back-office of its own. The most expensive route, the slowest to launch, and the only one where design, booking flow and back-office are yours.

What a custom build costs. Agencies rarely publish a figure. The public numbers come from a platform that competes with them: CraftedStays puts a custom agency site at $5,000 to $10,000 or more upfront plus $100 to $300 a month (CraftedStays, Vacation Rental Websites, retrieved 3 October 2026), and a custom WordPress vacation rental site at $15,000 to $50,000 over 8 to 14 weeks (its pricing page, above). Its own bespoke builds start at $4,500. Treat those as a competitor's estimate of a guest-facing site. A build that includes an operator dashboard is a larger piece of work than any of them describes.

STYLABS quotes a fixed project fee after scoping. A custom direct booking site with an operator dashboard typically runs from $12,000 to $45,000.

Which route fits, by portfolio size

The thresholds below are the ones the break-even arithmetic produces. The model, with every assumption exposed, is in The economics of direct bookings.

  • 1 to 10 properties. Use your PMS's builder. On that model a five-unit operator recovers about €5,300 a year in commission, which cannot carry a project fee. Spend on photography and on collecting guest emails.
  • 10 to 20 properties. A PMS builder or a template platform. The model breaks even at about 17 units when a fifth of bookings come direct, so custom is marginal here and only for operators with strong repeat business.
  • 20 to 50 properties. The hard band. A template platform is the default. Custom is justified when guests find your brand and still finish on an OTA, or when your team runs a spreadsheet beside the PMS.
  • 50 properties and up. The template is usually the constraint. At this size the commission at stake is large enough that the site is a line in the P&L, and custom is the default unless the current site already converts.

Size is the first filter, not the only one. An operator with 20 villas and a 30% repeat rate has a better case than one with 40 apartments and no returning guests. Measure the repeat rate before commissioning anything.


Building custom: what each PMS's API allows

A custom site is only as good as the API under it. This is what each vendor's own public documentation confirms, checked 3 October 2026. STYLABS's delivered work is on Hostaway. We have not shipped a site on Guesty, Lodgify, Hospitable or OwnerRez, and nothing below should be read as a claim that we have.

Hostaway. A public REST API covers listings, calendars, price calculation, reservation creation, Stripe payment methods and webhooks. Hostaway's own help centre says its Booking Website may not fully replace a custom site and points operators to the API for that case (Hostaway Support, Booking Website: Embeddable Search Bar and Calendar Widgets, retrieved 3 October 2026). The detail, including the channel IDs accepted since 24 August 2026 and the rate limits, is on Hostaway development.

Guesty. Guesty publishes two APIs and recommends the Booking Engine API for operators building their own website. It documents listing search, calendar, a quote step, instant reservations or enquiries created from a quote, and card tokenisation through GuestyPay or Stripe. The limits it states for that API are 15 requests a second, 500 a minute and 10,000 an hour. You first create a Booking Engine API instance in the Guesty account; access tokens last 24 hours (Guesty, Building a Direct Booking Website Using Guesty API and Guesty Booking Engine API, Quick start guide, retrieved 3 October 2026).

Lodgify. The Lodgify Public API v1 reference lists endpoints for property and room details, availability, nightly rates, quote calculation for a stay, booking creation, payment links and webhook subscriptions (Lodgify API documentation index, retrieved 3 October 2026). That is the minimum set a custom site needs. We could not open Lodgify's rate-limit or pricing pages, so plan access and limits are questions for Lodgify.

Hospitable. Hospitable's developer hub says account holders can generate personal access tokens for its Public API, and that approved vendors can connect on a user's behalf. The endpoints it names cover property search, calendar read and update, reservation retrieval, guest messaging and webhooks (Hospitable API Developer Hub, retrieved 3 October 2026). We did not find an endpoint for creating a reservation in that list. Confirm the booking path with Hospitable before scoping a custom checkout on it.

OwnerRez. API v2 authenticates with OAuth 2.0 or a personal access token and lists endpoints for bookings, including creating one, calendar, quotes, property search, listings, reviews and webhook subscriptions. The listing and review endpoints need the WordPress Plugin and Integrated Websites premium feature or an OAuth app with listing access (OwnerRez API v2 Reference, retrieved 3 October 2026).

All five expose availability. The differences that matter are whether a stay can be priced and a reservation created through the API, how payment is captured, and what the rate limits allow. Those three decide whether checkout can stay on your domain.

STYLABS will take a first build on Guesty, Lodgify, Hospitable or OwnerRez on the same terms as a Hostaway build. It has not shipped on any of them yet.


What STYLABS builds

Three parts, each designed for one operator:

  • The guest site. Search, location pages, property pages and checkout on your own domain, with availability and rates read from the PMS.
  • The operator dashboard. A back-office that is not the PMS's UI: listings, media, amenity groups, display order and reviews, modelled the way you run them.
  • The connection. The PMS stays the system of record for calendars, channels and reservations. Nobody migrates off it.

Four operators run on this, all on Hostaway: Makarska Exklusiv in Croatia, Hireavilla across India, the UAE and Indonesia, Manzil in Dubai and Stayscape in Maharashtra. Four sites, four dashboards, none a shared theme. The work is shown at custom Hostaway booking sites.

Makarska Exklusiv is the clearest example. The operator had 110 curated luxury properties on the Makarska Riviera, more than 100,000 guests served and a 4.95 average rating, and a site that browsed like a generic OTA. High-intent international guests were finishing on Booking.com and Airbnb. The rebuild covered brand, site, booking stack and dashboard, with checkout by card, PayPal or bank transfer and a deposit split. It shipped in twelve weeks. The case study records that direct bookings climbed sharply within the first season.

Hireavilla shows the other half of the job. Its inventory lived across spreadsheets and bookings ran on phone calls, so the build included an ERP behind the marketplace. A direct channel on top of unreliable availability produces double bookings.


Where a custom site is the wrong choice

Small inventory. Below about 15 properties the commission you can recover does not cover a build and three years of maintenance.

No repeat guests. Direct booking retains demand you already have. If under 10% of your guests return, a site will not change that.

A deadline inside the season. A PMS builder is live the same day and a template platform within a week. A custom build takes about twelve weeks.

Nobody to own it. A custom site is a product you now run: hosting, security updates, and the day the PMS changes its API. Without an owner, a maintained template will outperform it within a year.

The problem is traffic. If the current site converts the guests who reach it, the money belongs in photography, email and brand search.

In any of those cases, use the builder your PMS gives you. That is a legitimate answer and you do not need us for it.

FAQ

What is a direct booking website? A direct booking website is a site on your own domain where guests check live availability, see the final price and pay you directly, without an online travel agency in between. It needs three connections to work: a calendar synced with your property management system, live pricing for the guest's exact dates, and a payment step that records against the reservation.

How much does a direct booking website for vacation rentals cost? It depends on the route. Builders bundled with a PMS are often included: Hostaway's standard Booking Website costs nothing extra, and its Pro tier is $49 a month plus 0.5% of bookings. Template platforms such as CraftedStays start at $89.99 a month. Custom builds are quoted per project, with public estimates from $5,000 to $50,000.

Do I need a channel manager for a direct booking website? You need one source of truth for availability, and for most operators that is the PMS, which also acts as the channel manager for Airbnb, Booking.com and Vrbo. The website reads the same calendar those channels use. A site with its own separate calendar will eventually sell a night that is already booked.

How many properties do I need before a custom booking site makes sense? On the STYLABS break-even model, roughly 17 properties when a fifth of bookings come direct, and about 35 when only a tenth do. Below 10 properties with little repeat business, a builder from your PMS is the right answer. Above 50, a template is usually the constraint. Repeat rate matters as much as size.

Can a custom direct booking site be built on Guesty, Lodgify, Hospitable or OwnerRez? Each publishes an API that exposes availability, and Guesty, Lodgify and OwnerRez document pricing a stay and creating a booking through it. Guesty recommends its Booking Engine API for exactly this purpose.
