Custom software and Next.js development in Dubai
STYLABS builds custom software and Next.js websites for UAE companies from Dubai and Mumbai. Shipped work: Profound Properties, Manzil, Hireavilla and MOMA.
STYLABS is a custom software development company with teams in Dubai and Mumbai. It builds websites, booking engines, operator dashboards and internal ERPs for UAE businesses on TypeScript, React and Next.js. Its Dubai work includes Profound Properties, whose qualified inbound leads tripled in the first quarter after launch. A typical build takes about twelve weeks.
The studio calls itself an AI-native venture studio. In practice that means one senior team covers strategy, design and engineering, and the same team builds the operational software behind the site. The Dubai office is at 1616 Binary Tower, Business Bay.
This page sets out what we build for UAE companies, what has shipped here, the stack, how the studio compares with a template shop or an offshore development shop, and the cases where you should hire someone else.
What we build for UAE companies
- Marketing sites and digital flagships. Brand, design and build in one team. Profound Properties, a Dubai brokerage in premium, luxury and off-plan property, got a rebrand, an off-plan listings system, area and developer guides, a six-language content layer and an enquiry flow tuned for non-resident buyers. The service is described at web and mobile development.
- Listing and search platforms. Inventory that stays comparable and filterable. Profound Properties' new property listings score 94 on Lighthouse performance. The sector detail, including advertising permits and portal feeds, is on the real estate page.
- Direct-booking engines. Discovery built around the photography, real availability, and a checkout that does not send the guest to an OTA to finish. We have shipped four such sites on Hostaway, each with its own operator dashboard. One is manzil.life, for Dubai holiday homes and serviced apartments across Downtown, Marina, Palm Jumeirah and Business Bay. The Dubai specifics are on the holiday homes page.
- Back-office ERP. Hireavilla runs one view of inventory, bookings and guest communication across Goa, Alibaug, Mangalore, Bali and Dubai. Manzil Asset Management runs an ERP connecting curated inventory to investor enquiries across six investment verticals.
- Workflow and AI automation. Support agents that escalate only what needs a human, operations workflows that run themselves, and dashboards that surface what matters. See workflow and AI automation. We have not yet published an automation case study, so ask us for references.
- MVPs for UAE founders. The smallest product that proves the core hypothesis, launched in about twelve weeks. See MVP prototyping and the venture studio track.
- Product strategy before code. Market sizing, competitive analysis, user research, a sequenced roadmap and an MVP definition. See product strategy.
Shipped UAE work
Profound Properties (Dubai, 2025). A digital flagship for Dubai's premium and off-plan real estate market. Scope: branding, web design, web development. Duration: 14 weeks. Results: 3x qualified inbound leads in the first quarter after launch, six languages, and a Lighthouse performance score of 94 on the new listings.
Manzil Asset Management (manzil.am, 2025). A flagship for curated real estate investment covering buy, rent, off-plan, holiday homes, strategic investment and investment theses, with an ERP back office behind it. Scope: branding, web design, web development, ERP.
Hireavilla (India, UAE and Indonesia, 2025). A luxury villa marketplace spanning North Goa, Alibaug, Mangalore, Bali and Dubai, with direct booking on real availability and an ERP back office. Scope: branding, web design, web development, ERP.
MOMA (Dubai, 2025). An architecture, interiors and landscape studio with signature projects across the UAE, Tanzania and Iraq. Three disciplines unified under one identity. Scope: branding, web design, web development. Duration: 10 weeks. Result: 2x inbound enquiries from real estate developers in the first quarter.
Manzil (manzil.life, Dubai). A custom Hostaway booking site for luxury holiday homes and serviced apartments, with its own operator dashboard. Each property on the site is a Hostaway listing underneath. It is described on the Hostaway page.
manzil.am and manzil.life are two different sites for two separate clients, doing two different jobs: the first is an investment platform, the second takes holiday-home bookings.
"STYLABS understood our market and our buyers better than any agency we'd worked with. The new platform finally feels like the brand we want to be three years from now."
Nassif Yousuf, CEO, Profound Properties
"STYLABS gave our work the home it deserved. The new site finally feels as considered as the spaces we design, and clients arrive already understanding who we are and how we work."
Monica and Maha, Founders, MOMA

The stack: Next.js, React and TypeScript
STYLABS builds front ends in React, Next.js and TypeScript. Behind them it uses Node, Python and PostgreSQL, REST and GraphQL APIs, and AWS, Docker and Kubernetes with CI pipelines. Mobile apps are built native or cross-platform. Most of our client builds run on Next.js, and so does this website, on Next.js 16.
Next.js suits the work Dubai companies most often ask for, for three reasons.
Pages are rendered on the server. A property listing or a service page arrives as finished HTML, which is what search engines and AI assistants read. Lighthouse scores, Core Web Vitals and bundle budgets are part of the STYLABS workflow, and the Profound Properties listings score 94 on Lighthouse performance.
Each language gets its own URL. The Next.js documentation describes routing that "can be internationalized by either the sub-path (/fr/products) or domain (my-site.fr/products)", with routes generated statically per locale. Translation dictionaries load on the server, so, in the documentation's words, "only the resulting HTML will be sent to the browser" (Next.js documentation, Internationalization, last updated 10 June 2026, retrieved 3 October 2026). That is the structure a six-language site such as Profound Properties needs.
One codebase covers the site and the software. The public pages, the booking or enquiry flow, and the dashboard the operations team works in can share types and components. STYLABS shares schemas across client, server and database, so a change to a listing field is made once.
Next.js is the wrong choice in some cases. A five-page brochure site that a marketing team edits weekly is cheaper on a hosted page builder. A team with years of WordPress or PHP experience in house should probably stay on it. And a product that lives mainly in a phone's app store is a mobile project with a small website attached.
Why UAE companies are commissioning software now
Two government targets set the direction. The UAE's Digital Economy Strategy, launched in April 2022, aims to double the digital economy's contribution to GDP from 9.7% in 2022 to 19.4% within ten years (UAE Government portal, Digital Economy Strategy, page updated 30 December 2024, retrieved 3 October 2026). The Dubai Economic Agenda D33 includes a goal "to generate an annual contribution of AED 100 billion from digital transformation projects to Dubai's economy" (UAE Government portal, Dubai Economic Agenda D33, page updated 30 December 2024, retrieved 3 October 2026).
The audience is already online. There were 11.3 million internet users in the UAE in October 2025, a penetration rate DataReportal caps at 99.0% (DataReportal, Digital 2026: The United Arab Emirates, retrieved 3 October 2026).
None of that makes a new website urgent. It means a Dubai business competing for a customer in Riyadh, London or Mumbai is judged on its digital product first, because that is what the customer sees first.
Three ways to get software built in Dubai
All three are legitimate for the right job. The useful question is which failure you can afford.
| Template or web design shop | Offshore development shop | Venture studio (STYLABS) | |
|---|---|---|---|
| Who decides what to build | You, mostly. They execute a brief. | You, entirely. They execute a spec, and a bad spec ships as written. | Shared. Strategy is part of the engagement. |
| Who does the work | Often a small in-house team plus contractors. | Usually a lead plus mid-level and junior engineers, scaled by headcount. | One senior team, design and engineering together. |
| Starting point | A theme or page builder, customised. | A blank repository and your spec. | A scoping call and a fixed proposal. |
| Operational software | Rarely offered. | Offered, usually as a separate project. | Part of the same problem. Hireavilla and Manzil Asset Management both got an ERP with the site. |
| Code ownership | Often limited by the platform or theme licence. | Normally assigned to you. | Yours. STYLABS states that all IP is fully owned by your business. |
| Timeline | Days to a few weeks. | Depends on scope discipline and the quality of the spec. | About twelve weeks from kickoff to launch. |
| Published price signal | AED 3,500 to 8,000 for a basic business website. | US$25 to US$55 an hour for a senior developer in India. | Fixed proposal. Positioned at up to 40% below traditional development cost. |
| Best when | You need presence quickly and the site is not the product. | You have a clear, stable spec and strong product ownership in house. | The digital product is the business and operations are part of the problem. |
| Worst when | The product needs logic a theme cannot express. | Nobody on your side owns the spec. | You already know exactly what you want and only need hands. |
The basic website figure is from Element8's 2026 Dubai price guide and the hourly rate from Decipher Zone's 2026 UAE cost guide, which puts a senior developer at a UAE agency at AED 300 to 550 an hour. Both retrieved 3 October 2026.
The last row matters most. If you have a finished spec and an internal product manager, an offshore shop will almost certainly cost less than we do, and you should use one.
What it costs
Agencies serving the UAE publish ranges from about AED 40,000 for a small internal tool to more than AED 1.8 million for an enterprise platform. FicAition, a Dubai studio, puts the median small and mid-sized business project between AED 80,000 and AED 250,000 (FicAition, How Much Does Custom Software Development Cost in Dubai in 2026?, published 28 February 2026, retrieved 3 October 2026). The full set of published bands, hourly rates and maintenance costs is in our guide to custom software development cost in the UAE.
Pricing is a fixed proposal after a scoping call, and the studio positions its AI-native delivery at up to 40% below traditional development cost. A typical twelve-week build runs from AED 70,000 to AED 220,000. Scope, integrations and the number of languages move a quote more than headcount does.
How the studio works
One senior team. Strategy, design and engineering sit in one team from day one, so a client does not manage three vendors to get one product. There are weekly demos and transparent reporting, and the team scales up or down as the product demands.
AI takes the repetitive work. Boilerplate, QA cycles and deployment pipelines are automated so senior engineers spend their time on the hard parts. That is how a twelve-week delivery happens. Makarska Exklusiv, a villa booking platform in Croatia, shipped in twelve weeks. MOMA took ten. Profound Properties took fourteen, with a full rebrand and six languages in scope.
The operational side is in scope. Hireavilla and Manzil Asset Management both got an ERP, not only a site. Each of the four Hostaway builds has its own operator dashboard.
You own what is built. All IP is fully owned by your business.
Two tracks. Established companies modernising how they operate, and early-stage founders going from idea to market. The second is described on the venture studio page.
When you should not hire us
- You need a five-page brochure site next week. A template shop or a good freelancer will do it faster and for less.
- You have a finished spec and only need hands. If the thinking is done and you have a product owner in house, buy capacity from a development shop at a lower hourly rate.
- You want the cheapest possible build. We position ourselves below traditional agency delivery on cost. We are not the lowest bid you will receive.
- You want engineers seated in your office on a timesheet. We work as a studio team on a scoped engagement. We run on-site kickoffs and workshops in Dubai, and we do not embed staff.
- You want a replacement for your property management system. For Hostaway operators we build the guest site and the operator dashboard on top, and Hostaway stays the system of record. See custom Hostaway booking sites.
- Your project is regulated fintech, healthcare or defence. Nothing in our published work covers those sectors. Ask, and we will tell you whether we have done it.
If none of those describes you, talk to the Dubai team or write to hello@stylabs.com.
FAQ
Is STYLABS a custom software development company in Dubai? Yes. STYLABS builds custom software and websites for UAE companies from an office at 1616 Binary Tower, Business Bay, with a second team in Mumbai. It describes itself as an AI-native venture studio: one senior team covers strategy, design and engineering, and builds the operational software behind the site as well as the site itself.
What does custom software development cost in Dubai? Agencies serving the UAE publish ranges from about AED 40,000 for a small internal tool to more than AED 1.8 million for an enterprise platform, and one Dubai studio puts the median small-business project at AED 80,000 to 250,000. STYLABS quotes a fixed proposal after a scoping call and positions its delivery at up to 40% below traditional development cost.
How long does it take to build custom software or a website in Dubai? About twelve weeks from kickoff to launch is the standard STYLABS engagement. Profound Properties took fourteen weeks in 2025 because the scope included a full rebrand and a six-language content layer. MOMA took ten weeks, and Makarska Exklusiv in Croatia shipped in twelve. Every proposal is fixed after a scoping call.
Does STYLABS have an office in Dubai? Yes. The Dubai office is at 1616 Binary Tower, Business Bay, and the Mumbai office is in Santacruz East. Design and engineering run from both, the working language is English, and clients in the UAE, India and Europe are served from the same two bases.
Who owns the code and the IP? You do. STYLABS states that all IP is fully owned by your business, under both its enterprise and new-venture engagement models. In practice clients run what was built: Hireavilla and Manzil Asset Management operate their ERPs day to day, and MOMA publishes new projects on its site without help from STYLABS.
Is STYLABS a Next.js development agency in Dubai? STYLABS builds front ends in React, Next.js and TypeScript, with Node, Python and PostgreSQL behind them, and this website runs on Next.js 16. The framework suits multilingual, search-dependent sites because pages are rendered on the server and each language can have its own URL. For a small brochure site a hosted page builder costs less.
