Villa booking websites in India: what Goa, Alibaug and Lonavala operators need in 2026

What an Indian villa operator's booking site needs in 2026: GST by night, UPI's new 0.4% MDR, gateway fees, OTA margins, WhatsApp enquiry and seasonality.

A villa booking website for an Indian operator is a site on the operator's own domain that prices each villa in rupees, works out GST night by night, takes UPI and cards through an Indian payment gateway, and reads availability from the property management system, so that a WhatsApp enquiry can be closed without a phone call and a spreadsheet.

STYLABS has built two of these. Hireavilla is a villa marketplace across North Goa, Alibaug, Mangalore, Bali and Dubai. Stayscape is a booking site for private villas near Mumbai, in Lonavala, Karjat, Pali and Igatpuri. Both run on Hostaway. This page starts where Indian bookings differ most from anywhere else, which is the checkout.


The checkout: rupees, GST and UPI

GST depends on the nightly tariff

Since 22 September 2025, hotel accommodation with a value of ₹7,500 or less per unit per day is taxed at 5% without input tax credit. The rate was 12% with credit before that (Press Information Bureau, Recommendations of the 56th Meeting of the GST Council, 3 September 2025, retrieved 3 October 2026).

The lower rate is not optional. The Ministry of Finance's follow-up FAQ says suppliers of such units "shall have to charge GST at 5% without ITC on such units. It is a mandatory rate prescribed for such services, and the option to pay GST at the rate of 18% with ITC is not available for such units" (Press Information Bureau, FAQs-2 on the decisions of the 56th GST Council, 16 September 2025, retrieved 3 October 2026). Above ₹7,500 the rate is 18%.

The threshold is tested per unit per day. A villa that sells at ₹6,900 on a Tuesday and ₹14,000 on a Saturday crosses the line inside a single booking. So the site cannot store one tax percentage per villa. It has to read the tariff for each night and apply the slab for that night, then show the GST as its own line before payment.

How a whole-villa tariff is valued, and whether your properties fall under this entry at all, is a question for your chartered accountant. The slabs above are the ones the GST Council published for hotel accommodation.

UPI stops being free for a villa-sized payment on 15 October 2026

Merchant UPI payments have run at zero MDR until now. That changes this month. NPCI's FAQ of 15 September 2026 says: "A MDR of 0.4% will be introduced on Person-to-Merchant (P2M) UPI transactions above ₹ 2,000/-. For transactions of ₹75,000/- and above, the MDR will be capped at ₹300 per transaction." The framework takes effect "from 15th October 2026", and "merchants on-boarded cannot pass on MDR charges to customers" (NPCI, Merchant Discount Rate on Select UPI (P2M) Transactions: FAQs, 15 September 2026, retrieved 3 October 2026). The Ministry of Finance confirmed the same figures the same day (Press Information Bureau, 15 September 2026, retrieved 3 October 2026).

Almost every villa booking is above ₹2,000, so almost every villa booking paid by UPI now carries the charge. It is still the cheapest way to be paid.

Two cautions on that table. The MDR is what the banking side takes. What your gateway bills you for UPI is the gateway's own price, and on Razorpay's and Cashfree's standard published plans it is the same percentage as cards. And credit cards linked to UPI are outside this framework: NPCI says they "follow standard credit card guidelines".

The headline rates are within a rounding error of each other. Choose on what a villa checkout needs: whether the gateway can take a deposit now and the balance later, how fast it settles, and what it will charge you for UPI once you have volume to negotiate with.

Large bookings hit UPI limits

A guest's bank and NPCI cap what can be paid by UPI in a day. NPCI describes the caps as "typically ₹1 lakh to ₹5 lakh depending on the transaction category". For verified merchants in specified categories, travel among them, the limit was raised on 15 September 2025 to ₹5 lakh per transaction and ₹10 lakh a day (Akashvani News, 15 September 2025, retrieved 3 October 2026).

A week in a large villa over New Year can exceed what a guest's app allows. The checkout needs a fallback that does not involve a bank transfer and a screenshot: cards and net banking alongside UPI, and a deposit at booking with the balance before arrival. STYLABS built a deposit split into the Makarska Exklusiv checkout in Croatia, which takes card, PayPal or bank transfer.


What the OTAs take in India

MakeMyTrip reports its take in its SEC filings. For the quarter ended 30 June 2026, its adjusted margin on hotels and packages was 18.0% of gross bookings, up from 17.7% a year earlier (MakeMyTrip Limited, fiscal 2027 first quarter results, Form 6-K exhibit, 3 August 2026, retrieved 3 October 2026). That is a blended figure across a whole segment, not the commission in your contract, but it is the company's own number.

Airbnb publishes its rate. Hosts who connect through property management software are on the single-fee structure, where "most hosts pay 15.5%" (Airbnb Help Centre, Airbnb service fees, retrieved 3 October 2026).

So the saving on a direct booking is roughly fifteen to eighteen points of booking value, less about two points of payment fees, less whatever it cost to bring the guest to your site. That only works for guests who already know you. The break-even model, with the inventory size at which it turns positive, is in the economics of direct bookings.


WhatsApp is the front desk

Before STYLABS rebuilt it, Hireavilla's operation looked like this, in the words of the case study: "Inventory lived across spreadsheets and channel managers, bookings ran on calls and manual confirmations." In that set-up somebody answers the message, checks a sheet, quotes a price from memory, and confirms by hand.

The website's job is to make that conversation short and correct.

A guest who taps the WhatsApp button on a villa page should arrive in the chat with the villa name and dates already in the message. The person replying should be looking at live availability and the live rate for those dates, from the PMS, on the same screen. And the reply should be a link that opens checkout with the dates and guest count filled in, so the payment and the reservation happen together.

Replying costs nothing under Meta's per-message pricing as long as it is inside the 24-hour window the guest's message opens. Template messages sent outside that window, such as a payment reminder three days later, are charged per message (Meta, WhatsApp Business Platform pricing, retrieved 3 October 2026).

What the rebuilt Hireavilla gave its team was "one view of inventory, bookings and guest communication across all destinations". The stated result: "direct bookings no longer depend on phone-and-spreadsheet workflows."


Season by destination

The two regions STYLABS has built for run on opposite calendars, and the official tourism sources say so plainly.

A villa rental website for Goa and a villa booking website for Lonavala are the same software with different rate calendars. In the STYLABS pattern the rates are not typed into the website at all. They are read live from Hostaway, so a seasonal rate, a weekend rate or a minimum stay set in the PMS is what the guest sees.

One Goa-specific note. Goa's homestay policy restates the state's registration law: "all entities or individuals undertaking any kind of tourism service in Goa, shall be required to register with Department of Tourism, Government of Goa", and registered homestays must "mandatorily submit the C-forms for all foreign tourists" (Goa Tourism Department, Homestay and Bed & Breakfast Policy, retrieved 3 October 2026). Whether and how that applies to your villas is for you and the department. For the site it means a registration number field on the property record and a way to collect ID details from foreign guests before arrival.

Neither operator left Hostaway. It stays the PMS for calendars, channels and reservations, and the site and dashboard sit on top. The pattern, and the two other sites built on it, is at custom Hostaway websites.

When this is the wrong purchase

You run two or three villas and your guests are regulars. They message you directly and pay by UPI. A custom site adds cost to bookings you already have. Use Hostaway's builder or a payment link.

You are not on a PMS yet. If availability lives in a spreadsheet, a website that sells from it will double-book. Hireavilla's ERP came with its marketplace for that reason. Fix the calendar first.

Your budget is a brochure-site budget. One Indian agency publishes business websites from ₹10,500. Live availability, GST by night, a gateway integration and an operator dashboard are custom software and are priced as such by anyone who builds them properly.

Your villas are empty midweek all year. That is a demand problem. A direct site keeps guests you already have. It does not find new ones the way an OTA listing does.


FAQ

What GST applies to a villa booking in India in 2026? Since 22 September 2025, hotel accommodation priced at ₹7,500 or less per unit per day is taxed at 5% without input tax credit, down from 12%. Accommodation above ₹7,500 is taxed at 18%. The threshold is tested per unit per day, so a booking site should calculate GST night by night from the tariff.

Is UPI free for villa bookings? Not from 15 October 2026. NPCI has introduced a merchant discount rate of 0.4% on person-to-merchant UPI payments above ₹2,000, capped at ₹300 for payments of ₹75,000 and above. Merchants cannot pass it on to customers. It is still far cheaper than a card, which gateways price at about 2% plus GST.

Which payment gateway should an Indian villa website use? Razorpay, Cashfree and PayU all publish a platform fee of about 2% on domestic payments, with GST charged on the fee and no setup cost. International cards cost about 3%. Choose on UPI pricing, settlement time and how well the gateway handles a deposit now and a balance later, not on the headline rate.

Who builds villa booking websites for Goa, Alibaug and Lonavala? STYLABS has built two. Do Indian villa operators need to leave MakeMyTrip or Airbnb? No. OTAs bring guests who have never heard of you. MakeMyTrip reported an adjusted margin of 18.0% of gross bookings on hotels and packages for the quarter to June 2026, and Airbnb charges most software-connected hosts 15.5%. Keep the listings and move repeat and referred guests to your own site.
